Miami Beach Condos (June 2013 Visit)

Our Miami Beach visit was fun & productive.  Miamians LOVE their HEAT team which we must say did a great job and they performed in one of the best Finals series match-ups ever.  While there visited quite a few properties.  Here are the highlights:

Property 1: 4000 169th St

Location: Good location right of the Sunny Isles Blvd Causeway at 163rd St between Sunny Isles Beach on Collins (Rte A-1-A) and Biscayne Blvd (Rte 1), with Adventura located only about 1 mile north. Off the Causeway, you must pass through a guarded gate to enter this section of town.

The Building: Very old concrete balcony motel style...

 

The Lobby: Shabby...Mirrored Walls & Vinyl furniture of decades past...Agent says that they plan to upgrade the interior one day.



Elevator to the 6th Floor:  The elevator (which is modernized) leads you...back outside to walk the outdoor hallway, which was not expected.
 
Once Inside:  The views are amazing with two sliding doors leading to the wrap-around balcony of this corner unit.  Corner dock is 35' but larger boats will fit since the dock is on the corner.





Interior is renovated very nicely.





Note: Just down the road at 3551 NE 169th St was a building with docks available, but the view is less than desirable as seen from the rear of the building below.



Property 2: 18061 Biscayne Blvd

Location:  Continuing over the 163rd St Causeway to Biscayne, leads to an odd complex of high-rises, mid-rises & a hodge-podge of parking lots after entering the manned security gate.  Anything in the community gets a thumbs down for the run-down look of the complex, the one slow elevator serving 18 floors, the odd parking situation, and a lack-luster view.  This one unit, however, looked fabulous on the inside...









Property 3:  6820 & 6830 Indian Creek (**Favorite**)

Location:  Great location on Millionaire's Row (you can tell this is actually a higher-end community based on the residents and the upkeep of the buildings in the area). 








These units go quickly.  There is a corner unit available for $315,000 with 2 bed / 2 bath, 1,296 sf, condo maintenance fee $384/mo.  A dock space can be rented for $150/mo.  Click here for a virtual tour of unit 6F.
